Prime Group’s Estero community is seeking a Leasing Manager to drive sales and deliver exceptional resident service. You will connect with prospective residents, showcase the community lifestyle, and guide applicants through the leasing process.

The role requires 2+ years in leasing/sales in a rental setting, strong MS Office skills, and an outgoing, customer-focused attitude. Weekend availability is expected in a fast-paced environment.

Qualifications

• Minimum 2 years of leasing and/or sales experience in a rental community.
• Proficiency with PCs and MS Office; Rent Manager experience a plus.
• Excellent written and verbal communication; outgoing personality.

Responsibilities

• Scout and identify prospective tenants looking to lease a property.
• Manage bill pay, vendor setup, daily owner reports, and deposit accounting.
• Conduct move-in and move-out inspections and organize property inspections.
• Provide property tours highlighting features to influence lease decisions.
• Run background checks to evaluate credit and criminal records.
• Maintain contact with tenants to address welfare and property issues.
• Oversee processing and approval of applications and lease documents.
• Explain lease terms, rental rate, and payment schedule to tenants.
• Lead leasing team to meet revenue targets and occupancy goals.
• Organize meetings to discuss leasing operations and solutions for occupancy.

Job Summary

The Leasing Manager is the face of the community and is responsible for the sales and customer service of the community by building relationships with prospective residents and introducing them to our community lifestyle and high level of service. As the Leasing Manager, it is your responsibility to meet with prospective residents, make a connection through a friendly smile or handshake, and show them why they should select our community as their home.

What You'll Do

• Scout and identify prospective tenants looking to lease a property
• Responsible for bill pay, vendor set up, daily owner reports, and deposit accounting
• Conduct move-in and move-out inspections as well as facilitate daily property inspections
• Provide potential tenants with a tour of the property, highlighting valuable features to influence lease decisions
• Run background checks on potential tenants to evaluate credit status and criminal records for eligibility
• Maintain contact with lessees during their tenancy period to oversee their welfare and help resolve property issues
• Oversee the processing and approval of client applications and lease documents
• Explain the terms of the lease, rental rate, and period of payment to tenants
• Guide the activities and operations of a leasing team to ensure revenue goals are achieved
• Organize meetings to discuss leasing operations and identify solutions for achieving occupancy targets
• Oversee the hiring and on-the-job training of leasing recruits
• Conduct surveys of the property market to track competing lease rates and other trends affecting occupancy and rent
• Supervise campaign activities for the publicity of properties available for lease
• Oversee the designation of leasing staff to appropriate territories
• Ensure the proper documentation and storage of leasing files
• Develop and implement policies to improve the profitability and efficiency of the leasing department

What You Bring

• High school diploma or equivalent required
• Associate's or Bachelor's degree preferred
• Minimum 2 years of leasing and/or sales experience in a rental community
• Proficiency with personal computers and MS Office; Rent Manager experience a plus
• Excellent written and verbal communication skills
• Outgoing personality and enjoyment working with the general public
• Ability to work in a fast-paced environment and maintain effective working relationships with agencies, co-workers, and the management team
• Must be able to work weekends and holidays
