Job summary

Prosperity Capital Partners in Athens, GA seeks a Leasing-focused, hands-on Property Manager to oversee a single-property office. You will drive leasing, operations, and resident experience, coordinating maintenance, vendor relations, and collections to protect the asset and grow revenue.

You’ll manage all aspects from leasing strategy to daily service, staying compliant with housing laws and safety standards while aiming for occupancy growth and high resident satisfaction.

Qualifications

• Hands-on property management experience with leasing and collections focus.
• Strong knowledge of property management regulations, including Fair Housing.
• Willingness to grow with company and acquisitions activity.
• Proficiency with Yardi and property-management software; reliable in MS Office.
• Customer-focused with excellent communication and organizational skills.
• Valid driver's license and reliable transportation.

Responsibilities

• Lead Daily Property Operations and drive KPI-focused leasing.
• Own day-to-day pulse of the community, ensuring smooth operations and vendor coordination.
• Be the face of the property to prospects, residents, and vendors.
• Respond onsite within 30 minutes for major emergencies and maintain safety standards.
• Manage income/expenses, budgeting, and monthly financial reporting with regional leadership.
• Lead leasing lifecycle from first contact to move-in and optimize occupancy.
• Oversee collections and enforce lease terms, with delinquency management.
• Direct maintenance, make-readies, and turnovers to on-time delivery and cost control.
• Foster resident relations, handle concerns professionally, and maintain compliance with housing laws.
