GrayCo Properties in Charleston, SC is seeking a Leasing Director to drive apartment leasing, maximize occupancy, and maintain resident relations. This role requires strong sales skills, social media acumen, and the ability to manage the leasing process from prospect to move-in and renewal.

You will lead tours, respond to inquiries, develop marketing strategies, and ensure accurate lease paperwork while keeping property marketability high.

Qualifications

• Minimum 2 years of sales and customer service experience.
• Strong ability to close sales and persuade prospects.
• Excellent verbal and communication skills.
• Proficiency with property management software, social media platforms, and internet marketing.
• Strong customer service orientation with a caring, compassionate, and enthusiastic demeanor.
• Proficiency with basic to intermediate math and business calculations.
• Professional image and adherence to company dress code standards.
• Organizational and administrative skills.
• Ability to climb multiple flights of stairs for property tours.
• Valid driver's license.
• High school diploma or equivalent; ability to read and write English fluently.

Responsibilities

• Lease apartments aggressively and sell property amenities and services.
• Respond to phone inquiries, conduct property tours, and close sales with prospects.
• Manage social media outlets daily to maximize prospective tenant traffic.
• Develop and implement sales and marketing strategies to increase occupancy and achieve budgeted targets.
• Maintain thorough knowledge of property features and competitive market rates.
• Prepare and explain lease documents; ensure all paperwork is complete before the resident move-in.
• Maintain prospect, traffic, and leasing data; manage computer database entry.
• Deliver resident gifts, conduct move-in unit inspections, and assist with resident functions.
• Implement and manage lease renewal programs to maximize resident retention.
• Maintain property curb appeal and help ensure optimal marketability.
