Job summary

Atrium Management Company is seeking a motivated Leasing Coordinator to drive leasing and portfolio growth along Florida's Space Coast. This role covers 100+ single-family homes, condos, and boutique properties from Palm Bay to Daytona Beach, with a mix of WFH and in-person showings.

You will manage leasing, applications, showings, and renewals while delivering outstanding customer service and maintaining occupancy targets in a dynamic, growth-focused environment.

Qualifications

• Reliable transportation and ability to travel as needed.
• Weekend availability and commission-based sales mindset.
• Proficiency with MS Word, Internet, email, and social media for marketing properties.
• Authorized to work in the United States without sponsorship.

Responsibilities

• Maintain daily traffic logs, phone logs, and follow-up via Appfolio.
• Have knowledge of the real estate market and competition in the area.
• Demonstrate amenities, apartments, pricing, and close leases.
• Send leverage and renewal documentation to owners and residents.
• Process lease applications, run credit verifications, and track prospects.
• Generate prospect traffic through marketing efforts and property tours.
• Coordinate move-ins, move-outs, and transfers to maximize occupancy.
• Assist in leasing reports and sales/marketing plans.

About the Role

Atrium has experienced tremendous growth and we are seeking an exceptional Leasing Coordinator to drive leasing and portfolio growth up and down Florida's Space Coast. This portfolio consists more than 100 single-family home, condo, and boutique housing properties from Palm Bay to Daytona Beach.

SALARY: $55,000 to $65,0000 (estimate based on experience and performance; base pay $38k-42k + commissions & bonuses)

SCHEDULE: Full Time, 5 day / 40 hour work week. Flexible schedule with weekends required. Preferred schedule: Tuesday - Saturday 8:30am - 5:30pm.

LOCATION: WFH with occasional travel to Orlando for company trainings & events. Must reside within a reasonable commute to, and able to execute multiple showings daily, along Central Florida's East Coast (the portfolio ranges from Palm Bay to Daytona Beach with strongest concentration in Melbourne & Titusville)

Key Job Responsibilities:

• Maintain daily traffic logs, phone logs, and follow-up via Appfolio software
• Have complete knowledge of the real estate market and competition in the area
• Demonstrate amenities, apartment homes, pricing, and close leases
• Marketing Description and Pictures
• Send Owner the Link to Newly Posted Property
• Maintain an acceptable closing ratio as directed by Property Manager
• Greet customers and tour homes/ communities while listening to and focusing on customer’s preferences
• Send New Leases and Renewal Leases HOA
• Send New Leases to Owners and Residents
• Process incoming lease applications, run credit verifications, track all prospective tenants, and follow up on all leads
• Generate prospect traffic through marketing efforts: community outreach, resident referrals, and property tours
• Prepare lease documentation and conduct lease signings
• Minimize vacancy loss by securing leases within 5 business days of move-out
• Coordinate all move-ins, move-outs, and transfers to achieve maximum occupancy and resident retention
• Handle or assist in lease renewals
• Shop the competition and assist with preparation of leasing reports and sales and marketing plans
• Assist Property Manager in achieving net operating income and occupancy goals
• Act in accordance with all fair housing laws
