Job summary

Atrium Management Company in Richmond, VA is seeking a Senior Property Manager to serve as a primary point of contact for residents and help drive Atrium's culture and growth in Richmond. The Senior PM will be based in the Scott's Addition District and report to the Virginia Regional Manager.

Location: Richmond, VA 23230. Salary: $65,000 - $80,000 (base salary based on experience). Schedule: Mon–Fri 8:30am–5:30pm with some weekends. Eligible for bonuses.

Qualifications

• 3–5 years of experience in a management or leadership role.
• At least 1 year as Property Manager.
• 3–5 years of experience as Property Manager, Assistant PM, or Leaser preferred.
• Reliable transportation and valid Driver License.

Responsibilities

• Support and participate in fulfilling customer service and leasing standards.
• Maintain accurate resident and property records.
• Review service requests, set up work orders, and follow up until completion.
• Respond promptly to resident requests with courteous solutions.
• Prepare paperwork for new and renewal lease agreements.
• Determine renewal rates and deliver renewal letters to secure renewals.
• Review accounts to identify delinquencies and enforce leases to maximize revenue.
• Identify areas for improvement to boost occupancy, collections, and profitability.
• Collect and deposit rents and other portfolio income daily.
• Lead budgeted occupancy, collections, and expense management.
• Independently establish priorities and manage time effectively.
• Respond to unexpected problems and adapt to priority changes.
• Understand legal documents and manage rent collection and lease administration.
• Complete financial records, budgets, and fiscal reporting.

About the Role

An Atrium Senior Property Manager will serve as a point of contact for current residents, and help to drive Atrium's culture and growth in Richmond. The Senior Property Manager will be based in the Scott's Addition District and reports directly to the Virginia Regional Manager.

Location: Richmond, VA 23230

Salary: $65,000 - $80,000 (base salary is based on experience). Eligible for bonuses.

Schedule: Standard hours are Monday - Friday 8:30am - 5:30pm. Flexible Schedule including some weekends required.

Key Responsibilities

• Support and participate in fulfilling customer service and leasing standards
• Maintain accurate resident and property records
• Review resident service requests, set up work orders, and follow-up with residents or builders and warranty company until work is complete
• Responds to resident requests promptly and courteously and provides solutions to resolve resident issues
• Assists in preparing all paperwork specific to new and renewal lease agreements
• Determines lease renewal rates and assist in delivery of renewal letters to secure renewals
• Reviews resident files and accounting records to determine unpaid and/or late fees owed, communicate with residents regarding outstanding balances, implement procedures for collecting on delinquencies, and enforce the lease to maximize revenue
• Identifies areas for improvement and improve the efficiency, productivity, and profitability of the community
• Collects, posts, and deposits rents/security deposits and other portfolio income on a daily basis
• Leads the maintenance and management of budgeted occupancy, collections, and expenses
• Independently establishes priorities, manages time effectively, and fulfills assigned objectives and projects
• Responds to and resolves unexpected problems and handles priority changes in a fast-moving environment
• Comprehends legal documents and able to carry out related rent collections and lease management.
• Completes financial records, budgets, and other fiscal reporting.

Requirements

• Minimum 3 - 5 years of experience in a management or leadership role.
• Minimum of 1 year as Property Manager
• 3 - 5 years of experience as a Property Manager, Assistant Property Manager, or Leaser strongly preferred.
• Reliable transportation and valid Driver License

What We're Looking For

• Experience: An understanding of property operations with emphasis on lease terms to support contract enforcement, including collections. The proven ability to provide excellent customer service resulting in resident retention.
• Soft Skills: Highly organized with excellent time management skills. Skilled in conflict resolution, client satisfaction, negotiation and handling difficult conversations.
• Tech Skills: Computer savvy (Office/Google Workspace). Familiarity with Appfolio, Property Meld or similar property management systems is a plus!
• Mindset: Self-disciplined, positive, energetic and resourceful, hands-on, adaptable, and dependable. Team oriented but able to work independently.
• Bi-lingual (Spanish-speaking) candidates are highly encouraged to apply!
