Job summary

USA Multifamily Management, INC. seeks a Leasing Consultant for Terracina Lancaster, a 264-unit family community in Lancaster, CA. This non-exempt, full-time role runs Tue–Sat 8:30 am–5:00 pm and requires LIHTC leasing experience, local market knowledge, and strong communication skills.

Salary ranges $22–$25/hour with comprehensive benefits including medical, dental, life, 401(k) with match, paid time off, and more. Equal opportunity employer.

Qualifications

• Experience in Tax Credit; Section 42 leasing paperwork (LIHTC – Low Income Housing Tax Credit)
• Knowledge of local market conditions and trends
• Excellent communication and people skills
• Computer experience; Microsoft Word, Excel & Outlook
• High School Diploma or GED preferred, but not required

Responsibilities

• Maintain apartment availability awareness at the community and sister communities.
• Respond to leasing inquiries (phone, email, walk-in) within one business day.
• Maintain a current database of traffic-related activities with daily updates.
• Be the Google search for the community by knowing amenities and surroundings.
• Manage waiting/interest lists to fill vacancies quickly.
• Monitor marketing efforts and develop new strategies as needed.
• Stay aware of marketing trends via continual education.
• Assist with weekly marketing reports when needed.
• Comply with policies, Fair Housing, ADA, FCRA, and leasing laws.
• Develop and maintain positive resident relationships; assist with complaints.
• Remain positive and proactive in tasks.
• Present themselves confidently to others.
• Be comfortable with numbers for qualifying decisions.
• Adapt to different situations and multitask effectively.
• Be tolerant and accepting of others.
• Open to feedback and able to deliver results with little direction.
• Be outgoing and establish rapport quickly; strong customer service and marketing skills.
