Supervises: No One unless the Portfolio Manager is absent.

The Resident Services Associate assists the Portfolio Manager in managing the assigned community. In the Portfolio Manager's absence, the Resident Services Associate will assume responsibilities to meet property objectives as set forth by the company.

ESSENTIAL RESPONSIBILITIES:
  • Assist in achieving the community's annual budget plan.
  • Assist with leasing activities.
  • Responsible for the timely collection and deposit of all rental income.
  • Perform other related tasks as assigned by the Portfolio Manager.
  • Uphold all company policies and values.
JOB DESCRIPTION:
  • Ensure timely rent collection, review delinquency reports, and communicate with residents regarding overdue payments.
  • Maintain all account records and transactions in Yardi, including NSF’s, rent allowances, concessions, rent increases, and management-approved debits and credits.
  • Handle customer complaints promptly and appropriately.
  • Screen applicants for residency following company standards.
  • Participate in resident activities.
  • Show, lease, and assist with move-ins for prospective residents.
  • Complete accounting pre-close and month-end functions, and generate and review related reports.
  • Prepare weekly leasing reports.
  • Understand and adhere to local laws, including preparing and delivering legal notices such as late or lease violation notices.
  • Stay informed about local market trends and competitors.
  • Prepare and review lease paperwork with new and renewing residents.
  • Resolve resident complaints and escalate issues to the Portfolio Manager when necessary.
  • Assist with write-offs under supervision and approval.
  • Maintain accurate records of resident payment plans and activities with third-party collection agencies.
  • Initiate evictions by preparing and forwarding necessary legal paperwork, ensuring completion of legal proceedings.
  • Follow up on all prospects as per company policy.
  • Inspect vacant homes for readiness.
  • Perform other duties as assigned.
QUALIFICATIONS:
  • Sales experience, preferably in the apartment industry.
  • Customer service experience.
  • High School Diploma.
  • Accounting experience is a plus but not required.
  • At least 2 years of experience as a leasing consultant or Assistant Community Manager in the apartment industry.
