Job summary

WinnCompanies is seeking a Maintenance Supervisor II to join our Bull Creek community in Columbus, GA. You will lead the maintenance operations of a 128-unit affordable housing property, supervising staff and ensuring safety and compliance with company standards.

This role blends hands-on repair work with team leadership, preventive maintenance planning, and vendor management. The position requires strong communication and a commitment to resident service.

Qualifications

• High school diploma or GED required.
• 3–5 years of maintenance experience in apartments or facilities.
• 1–3 years supervisory/leadership experience.
• CAMT certification preferred or required, as applicable.
• Proficiency with Microsoft Office and work-order systems.

Responsibilities

• Lead and supervise maintenance team members to ensure quality work and resident satisfaction.
• Recruit, train and develop staff while promoting safety and accountability.
• Oversee service requests, work orders, staff schedules, and vendor activities.
• Manage preventive maintenance programs and building/unit inspections.
• Coordinate repairs across HVAC, plumbing, electrical, appliances, carpentry, and systems.
• Review inspection findings, obtain contractor bids, and assist with capital projects.
• Participate in on-call rotation and respond to after-hours emergencies.
