Job summary

WinnCompanies is seeking a Maintenance Supervisor II to lead the maintenance operations of an affordable housing community in St. Louis, MO. You will supervise maintenance staff, ensure safety and compliance, and coordinate preventive maintenance with vendors and contractors.

Responsibilities include managing work orders, inspections, capital projects, and after-hours emergencies. A CAMT certification and strong MS Office skills are preferred, with a focus on resident service and team leadership.

Qualifications

• High school diploma or GED equivalent required.
• 3–5 years of apartment, property, facilities, or building maintenance experience including HVAC, plumbing, electrical systems, appliance repair, and general building maintenance.
• 1–3 years of supervisory, leadership, or team management experience.
• CAMT certification preferred or required, as applicable.
• Proficiency with Microsoft Office and work order management, reporting, and documentation.

Responsibilities

• Lead and supervise maintenance team members, ensuring high-quality work and resident service.
• Recruit, train, coach, and develop maintenance staff while promoting safe practices.
• Oversee service requests, work orders, staff schedules, and vendor activities for timely completion.
• Manage preventive maintenance programs, building inspections, and curb appeal initiatives.
• Perform and coordinate maintenance repairs including HVAC, plumbing, electrical, appliances, carpentry, and general systems.
• Review property inspection findings, obtain contractor bids, and assist with capital projects.
• Participate in on-call rotation and respond to after-hours maintenance emergencies.
