Job summary

RHM Real Estate Group is seeking a Lead Maintenance Technician to oversee maintenance across our Madison, OH multi-family communities. You will lead a hands-on team, manage repairs in plumbing, electrical, HVAC, and painting, and ensure a safe, welcoming environment for residents.

You will drive cost-effective upkeep, supervise staff, schedule contractors, handle on-call emergencies, and maintain move-in readiness while upholding policies and quality standards.

Qualifications

• 4+ years in multifamily property maintenance.
• High school diploma or GED.
• Vocational/technical training preferred.
• Experience in plumbing, electrical, HVAC, and painting.
• Strong leadership and supervisory abilities.

Responsibilities

• Maintain a professional, courteous attitude with residents and staff.
• Assist residents and address requests within authority.
• Maintain curb appeal of the building exterior and common areas.
• Supervise the maintenance team; set daily goals and provide instructions.
• Ensure adherence to work hours and company policies for staff.
• Discuss performances with the property manager; address disciplinary actions if needed.
• Present improvement ideas and labor needs to management.
• Complete maintenance requests; track progress and paperwork.
• Schedule contractors; oversee work and on-call duties.
• Cover on-call emergencies as scheduled.
• Assist in apartment inspections and review work quality.
• Collaborate with contractors prioritizing safety and policy compliance.
• Perform related tasks such as cleaning, painting, and repairs.
• Check and repair fixtures; ensure units ready within 3–5 days after move-out.
