Job summary

Spinnaker Resorts is seeking a Lead Maintenance Technician to supervise staff daily, inspect work quality, and perform repairs to support property management for owners and guests in Ormond Beach, FL.

You will handle preventative maintenance, electrical, plumbing, HVAC, and a range of repairs, while maintaining safety records and coordinating with the Director on tasks and staffing. Occasional overtime and on-call availability required.

Qualifications

Ability to read and write English.
Valid Driver’s License.
Ability to understand written and verbal instructions and carry them out without direct supervision.
Good communication skills for interaction with staff, guests, and the public.
Ability to perform moderate physical activity and move or lift heavy objects.
Overtime availability, especially in emergencies.

Responsibilities

Perform preventative maintenance checks on all equipment including commercial.
Maintain and repair equipment, residential and commercial, including mechanical, electrical, plumbing and air-conditioning.
Occasional exposure to unpleasant working conditions.
Oversee care and storage of all equipment and tools; remedy unsafe conditions.
Perform daily labor tasks as needed, including moving heavy objects.
Answer emergency maintenance calls as necessary when on stand-by.
Perform janitorial tasks as required.
Maintain accurate records on tasks performed by maintenance personnel.
Maintain equipment safely for employees, guests and the public.
Report unsafe conditions to management.
Monitor staff daily roll call and attire.
Assist Director with quality control, work orders, project monitoring, daily supervision, training, paper flow, enforcement of rules, and other duties.
