Job summary

Hawthorne Residential Partners is seeking a Maintenance Technician III to join our apartment communities. You will diagnose, repair, and maintain units and common areas, lead preventative maintenance efforts, and mentor junior technicians.

Prerequisites include a valid driver's license, EPA/HVAC certification, CPO certification, and at least 3 years' maintenance or skilled-trade experience, with supervisory experience strongly preferred. A customer‑oriented, on‑site presence is required.

Qualifications

• High School diploma or GED required.
• 3+ years in apartment maintenance or a skilled trade (HVAC, plumbing, electrical).
• Prior supervisory or lead technician experience preferred.
• EPA/HVAC Certification required.
• CPO Certification required.
• Valid Driver's License required.

Responsibilities

• Diagnose and perform maintenance and repairs in a timely, professional manner.
• Repair and restore vacant apartments to make-ready status per company standards.
• Assist with pool maintenance and cleaning.
• Complete preventative maintenance per company guidelines.
• Provide leadership, training, and mentoring to the maintenance team.
• Promote good relations with residents and staff; uphold Live It culture.
• On-call emergency service rotation as scheduled.
• Follow OSHA safety guidelines and company policy.
• Complete special projects as needed.
