Job summary

AvalonBay Communities in Durham, North Carolina is seeking a Lead Maintenance Technician to drive repairs, maintenance and resident experience at our apartment communities. This role emphasizes strong HVAC, electrical, plumbing and general maintenance skills and a proactive approach to upkeep and safety.

The ideal candidate has 3+ years of hands-on maintenance experience, a valid driver's license, on-call flexibility and a commitment to resident satisfaction and high standards of workmanship.

Qualifications

  • 3+ years of maintenance experience including HVAC, plumbing, electrical, and general maintenance repair.
  • A valid driver’s license.
  • HVAC (CFC certifications required or willingness/desire to learn).
  • On-call schedule rotation with the team each month.
  • Ability to communicate with associates and residents to provide customer service.
  • Ability to read and understand policies and procedures, including key control, turnover, and maintenance policies.
  • Knowledge of PPE and proper use.
  • Basic understanding of emergency systems and sequence of operations.
  • Knowledge of paint types and tools.

Responsibilities

  • Diagnose and repair problems in HVAC, electrical, plumbing, appliances, carpentry, emergency systems, flooring, hardware, masonry, painting and water features.
  • Assist with organizing and completing work orders and general maintenance tasks.
  • Ensure vacant apartments and garages are rent-ready in a timely manner, including turnkey work.
  • Train, mentor and oversee Maintenance Technicians I and II.
  • Conduct apartment preventive maintenance (PM).
  • Inspect community grounds and buildings daily to identify maintenance needs.
  • Maintain a safety culture by following AVB policies and procedures.
  • Perform hot works (brazing, soldering, welding) within AVB standards.

Responsibilities
  • Diagnose and repair problems in HVAC, electrical, plumbing, major appliances, carpentry, emergency systems, flooring, hardware accessories, masonry, painting/wallpaper, water features (pools, spas, etc.), and waste management systems.
  • Assist with creating and organizing work orders and general maintenance tasks. Complete assigned work orders and repairs consistent with company operating and equipment/supply standards and in a timely manner.
  • Ensure vacant apartment homes and car garages are rent‑ready in a timely manner, including performing turnkey work such as cleaning, carpet cleaning, appliance repair, caulking, painting, and repairs to ensure apartments are ready for occupancy.
  • Train, mentor and oversee work/projects of Maintenance Technicians I and IIs.
  • Conduct apartment preventive maintenance (PM).
  • Inspect community’s grounds and buildings on a daily basis to identify maintenance needs.
  • Maintain an incident‑and‑injury‑free safety culture by following all AVB safety policies and procedures.
  • Perform hot works, when applicable, including brazing, soldering, and welding within AVB standards.
Qualifications / You Have
  • 3+ years of experience in maintenance work, including knowledge surrounding HVAC repair, plumbing, electrical, and general maintenance repair work.
  • A valid driver’s license.
  • HVAC (CFC certifications required or willingness/desire to learn).
  • Ability to accommodate an on‑call schedule in rotation with the team each month.
  • Ability to communicate with associates and residents to provide customer service.
  • Ability to read and understand policies and procedures, including key control policy, apartment home turnover policy, and all maintenance emergency policies and procedures.
  • Ability to identify cleaning and chemical supplies, read and understand hazard communication safety data sheets (SDS), and understand proper applications of chemicals and general cleaning supplies.
  • Knowledge of personal protective equipment (PPE) and ability to use properly.
  • Basic understanding of emergency systems, shutoffs, locations, and sequence of operations.
  • Demonstrates knowledge of paint types and paint tools.
