Job summary

Realty Center Management Inc. is seeking a Lead Maintenance professional in Tyler, TX to oversee advanced maintenance and safety across our communities. You will lead a maintenance staff, manage work orders, and ensure quality service while controlling costs.

This role reports to the Property Manager and requires strong technical skills, leadership, and a resident-focused mindset. The ideal candidate has 3–5+ years of property maintenance experience, EPA certification, a valid driver's license,

Qualifications

• High School Diploma or GED required.
• EPA Certification required.
• CPO Certification preferred.
• Valid Driver’s License required.
• 3–5+ years of property maintenance experience preferred.

Responsibilities

• Oversee and perform advanced repairs across plumbing, electrical, HVAC, appliances, carpentry, flooring, and structural systems.
• Maintain exterior systems including roofing components, fencing, patios, gutters, lighting, and amenities.
• Ensure proper maintenance and operation of tools, equipment, and property vehicles.
• Develop and maintain preventative maintenance programs and schedules.
• Ensure compliance with EPA, OSHA, and all safety standards.
• Maintain accurate maintenance logs, records, and emergency procedures.
• Manage and monitor work order systems (Yardi or similar).
• Track unit turns, maintenance workflow, and scheduling priorities.
• Support efficient completion of service requests while minimizing downtime and overtime.
• Provide on-call and emergency response support as needed.
• Manage maintenance inventory, supplies, and ordering within budget guidelines.
• Support maintenance-related budgeting and expense tracking.
• Monitor cost efficiency and make financially responsible decisions.
