Job summary

Vivmark Residential is seeking a Lead Maintenance Technician in Calabasas, CA to diagnose and repair HVAC, electrical, plumbing, and general maintenance issues across our apartment communities. You will lead a team, ensure timely repairs, and support on-call rotations to maintain high resident satisfaction.

This role requires strong problem-solving, safety discipline, and the ability to mentor technicians I and II while upholding Vivmark's standards for quality and service.

Qualifications

• 3+ years of maintenance experience including HVAC, plumbing, electrical, and general maintenance work.
• Valid driver’s license is required.
• HVAC (CFC) certification or willingness/desire to learn.
• Ability to accommodate an on-call schedule in rotation with the team each month.
• Ability to communicate with residents and team members to provide customer service.
• Ability to read and understand policies, SDS, and safety procedures.
• Knowledge of PPE and proper usage.
• Basic understanding of maintenance paints and tools.

Responsibilities

• Diagnose and repair problems in HVAC, electrical, plumbing, major appliances, carpentry and safety systems.
• Assist with creating and organizing work orders; complete assigned tasks on time.
• Ensure vacant homes and garages are rent-ready with turnkey work.
• Train, mentor and oversee Maintenance Tech I & II.
• Conduct apartment Preventative Maintenance (PM).
• Daily inspection of grounds and buildings to identify needs.
• Maintain safety culture by following Vivmark safety policies.
• Perform Hot Works (brazing, soldering, welding) per standards.
