Lead Maintenance Technician (Located in Arlington, Texas)

Job Summary:

As a Lead Maintenance Technician, you will be essential in maintaining the standard of living that our residents have come to expect. You will address a wide range of maintenance needs within the property, ensuring that all facilities and apartments are in top condition. Your role is crucial in fostering a safe, functional, and welcoming environment for both current and prospective residents.

Key Responsibilities:

  1. Plays a critical role in all maintenance projects within the property.
  2. Orders supplies from preferred vendors.
  3. Works with contractors to collect bids and invoices.
  4. Assigns and prioritizes work orders.
  5. Works with Community Manager and Leasing team on all assigned projects.
  6. Conduct regular property inspections to identify maintenance needs.
  7. Perform repairs and maintenance tasks including, but not limited to, HVAC, electrical, plumbing, and carpentry work.
  8. Respond promptly to maintenance requests from residents, prioritizing based on urgency.
  9. Assist in the preparation of apartments for new residents, ensuring that all spaces meet Reap Management’s high standards.
  10. Collaborate with the leasing team to provide input on property improvements and resident satisfaction initiatives.
  11. Manage compliance with all housing regulations, safety standards, and company policies.
  12. Participate in the planning and execution of resident events, enhancing community engagement.

Qualifications:

  1. 2+ Years of Experience required in a Lead Maintenance role.
  2. Minimum of three years experience working with HVAC systems.
  3. Must have HVAC and EPA certification.
  4. Proven experience as a Maintenance Technician in a multifamily property setting, or relevant skills acquired in a comprehensive customer service role.
  5. Strong attention to detail and organizational capabilities.
  6. Exceptional communication skills, both written and verbal.
  7. Creative problem-solving skills and the ability to work independently.
  8. Must have a valid driver’s license, reliable transportation, and auto liability insurance.
  9. Bilingual abilities, particularly in Spanish, is a plus.

Work Schedule:

  1. Monday to Friday: 8:00 AM to 5:00 PM
  2. Saturday & Sunday are on call.
  3. Position does require on call availability.
  4. Availability to work weekends as required. Note: Operating hours may adjust based on seasonal needs and resident activities.

Physical Requirements:

  1. Capable of climbing stairs and walking extensive areas to inspect and tour the community.
  2. Ability to lift items up to 50 pounds.
  3. Comfortable with standing or sitting for extended periods.
