Job summary

E&S Ring Management is seeking a Maintenance Tech III Lead for one of its premier California communities. You will manage all physical operations, lead maintenance staff, and ensure asset preservation to improve NOI and resident quality of life.

Requirements include 3 years of apartment maintenance experience or 4+ years in related fields, with proficiency in plumbing, electrical, carpentry, and use of Yardi/Excel. Tools provided by you; on-site role with strong team collaboration.

Qualifications

• High school diploma or equivalent required.
• 3 years of direct apartment maintenance experience or 4+ years in related field.
• Proficiency in plumbing, electrical, painting, drywall, flooring, carpentry, lock repairs and appliance maintenance.
• Must have own maintenance tools.

Responsibilities

• Maintenance requests completed within 24 hours.
• Oversee market readiness: 5-day turns, 10-day upgrades.
• Supervise turnover procedures and coordinate with team.
• Troubleshoot and repair mechanical systems; ensure safety and compliance.
• Attend safety meetings and manage staff scheduling/training.
• Maintain inventory and use Yardi maintenance modules.
