Job summary

RangeWater Real Estate, LLC seeks a Maintenance Supervisor to lead and mentor the on-site maintenance team across properties in the Northern Kentucky area. You will diagnose defects, perform repairs, supervise Make Ready, and ensure buildings meet safety, cleanliness, and appearance standards.

You’ll manage work orders, monitor budgets, and coordinate with the Community Manager on preventive maintenance and vendor relations while upholding RangeWater’s safety and service standards.

Qualifications

• Education: High School Diploma or GED; OSHA standards and MSDS knowledge; technical degree preferred.
• 1–3 years supervising apartment maintenance staff.
• 2–3 years of management experience preferred.
• Strong communication and delivery skills.
• Proficiency in property management software (Entrata/Yardi/One Site).
• EPA Type I/II or Universal refrigerant certifications; Certified Pool/ Spa Operator where required.
• Physical ability to push/pull/lift up to 50 lbs; outdoor work conditions.

Responsibilities

• Lead and evaluate maintenance staff; hire, train, and orient new hires.
• Oversee the Make Ready process from start to finish per policies.
• Address resident service requests and diagnose issues; perform repairs.
• Inspect work by staff and vendors; enforce quality and safety standards.
• Maintain inventory and order supplies; work with Community Manager on budgets.
• Assist in developing the maintenance budget and cost-control programs.
• Ensure safety, cleanliness, and compliance with company standards.
• Conduct RangeWater safety meetings and keep documentation up to date.
• Resolve customer complaints and issues as they arise.
