Job summary

Thrive Communities is seeking a Maintenance Supervisor for The Enclave in Seattle. You will oversee maintenance staff, perform unit turns and work orders, and coordinate with leasing to keep operations smooth.

Ensure safety, schedule preventative tasks, manage vendors, and uphold property standards while supporting resident satisfaction. 3+ years in property management with supervisory experience is required; CAMT and Yardi familiarity are preferred.

Qualifications

• 3+ years of experience in property management or equivalent.
• 6+ months supervisor experience with strong leadership.
• Proficient in unit turns and appliance repair.
• Strong understanding of OSHA guidelines and PPE.
• Basic computer skills; input data in English into software.
• Experience with Yardi or other work-order systems.
• CAMT certification.
• Experience with warranty work.
• Must supply own tools.
• Driver's license may be required.

Responsibilities

• Oversees and leads maintenance team members.
• Performs maintenance tasks such as unit turns and work orders.
• Partners with leasing staff to ensure seamless communication.
• Conducts monthly safety meetings and OSHA/SDS reporting.
• Schedules and performs preventative maintenance.
• Maintains grounds and professional appearance of the property.
• Manages vendors to ensure quality service.
• Maintains inventory of supplies and budgets for purchases.
• Manages tasks within budget; seeks approval for over-budget work.
• Emergency on-call is required as part of the position.
• Strives to exceed residents’ expectations for service.
• Contributes to a positive team culture and resident satisfaction.
• Performs any additional duties as requested by supervisor.
