Job summary

ONYX Multifamily Group in San Marcos, TX is seeking a Lead Maintenance to oversee the day-to-day maintenance operations at Ranch at 1856. You will work closely with the Property Manager to keep the property safe, functional, and well-maintained for residents.

The ideal candidate has hands-on maintenance experience, strong leadership skills, and the ability to supervise, train, and coordinate a small team while handling work orders and emergencies.

Qualifications

• Maintenance experience matters for this role.
• Experience in Lead Maintenance, Apartment Maintenance, Property Maintenance or related field.
• Strong knowledge of general maintenance including basic plumbing and electrical.
• Strong troubleshooting and problem-solving skills.
• Supervise, train, and support maintenance technicians while prioritizing work orders and daily tasks.
• Strong organizational, time-management, and communication skills.
• Ability to work independently while maintaining accurate records.
• Ability to respond to maintenance emergencies and participate in on-call responsibilities.
• Ability to perform the physical requirements and work indoors/outdoors in varying weather.

Responsibilities

• Supervise, train and support maintenance technicians.
• Delegate tasks and prioritize work orders and resources.
• Perform and oversee general maintenance and repairs across the property.
• Diagnose and troubleshoot plumbing, electrical, HVAC, and general issues.
• Monitor maintenance requests and ensure timely completion of work orders.
• Maintain inventory of maintenance supplies, tools and equipment.
• Coordinate with vendors and contractors for specialized work.
• Respond to emergencies and participate in on-call rotation.
• Conduct routine inspections and preventive maintenance.
• Maintain property grounds and building exteriors.
