ONYX Multifamily Group is looking for an experienced Lead Maintenance team member to support the maintenance operations at Ranch at 1856, our multifamily community in San Marcos, Texas.

We are looking for someone with strong hands-on maintenance experience who understands the importance of keeping an apartment community operating safely, efficiently, and at a high standard.

If you have experience in Lead Maintenance, Apartment Maintenance, Property Maintenance, or a related field and are ready for an opportunity to take on greater responsibility and support a maintenance team, we want to meet you.

What You'll Own

As the Lead Maintenance, you will support the day-to-day maintenance operations of the community and work closely with the Property Manager and maintenance team to maintain a well-functioning property and strong resident experience.

Your responsibilities will include:
  • Supervise, train and support maintenance technicians
  • Delegate maintenance tasks and prioritize work orders and available resources
  • Perform and oversee general maintenance and repairs throughout the property
  • Diagnose and troubleshoot plumbing, electrical, HVAC and general maintenance issues
  • Monitor maintenance requests and ensure work orders are completed efficiently and accurately
  • Maintain appropriate inventory of maintenance supplies, parts, tools and equipment
  • Coordinate with vendors and contractors when specialized maintenance or repairs are needed
  • Respond to maintenance emergencies and participate in the property's on-call rotation
  • Conduct routine inspections and preventive maintenance
  • Help maintain the condition and appearance of buildings, common areas and property grounds
  • Identify maintenance concerns and address issues before they become larger problems
  • Follow company safety procedures and applicable safety and compliance requirements
  • Maintain accurate maintenance records, work orders and other required documentation
  • Communicate maintenance concerns and property needs to the Property Manager
  • Support the onsite team in providing professional and timely service to residents
What We're Looking For

Maintenance experience matters for this role.

Required or preferred experience includes:
  • Experience in Lead Maintenance, Apartment Maintenance, Property Maintenance or a related field
  • Ability to perform the essential duties of the position satisfactorily.
  • Strong knowledge of general maintenance, including basic plumbing and electrical.
  • Strong troubleshooting and problem-solving skills.
  • Ability to supervise, train, and support maintenance technicians while prioritizing work orders and daily tasks.
  • Strong organizational, time-management, and communication skills.
  • Ability to work independently and efficiently while maintaining accurate records.
  • Ability to respond to maintenance emergencies and participate in on-call responsibilities.
  • Ability to perform the physical requirements of the position, including standing, walking, bending, kneeling, crouching, crawling, and occasionally lifting or moving up to 50 pounds.
  • Ability to work indoors and outdoors and in varying weather conditions.
Preferred Qualifications
  • Previous experience in maintenance, property management, or a related field.
  • HVAC and EPO experience.
  • Experience leading, training, or supporting maintenance team members.
  • Experience with preventive maintenance, work orders, inventory, tools, equipment, vendors, and contractors.
