Job summary

Highlands Vista Group in Lincoln, NE is seeking a Maintenance Supervisor to oversee the property's maintenance operations and ensure all systems and facilities remain in excellent condition. You will supervise at least one Maintenance Technician, coordinate with vendors, and manage make-ready processes for vacant units with budget-minded discipline.

Qualifications

• 3+ years of residential maintenance experience.
• Experience supervising maintenance teams.
• Strong mechanical and electrical knowledge.
• Proficient in CMMS for maintenance management.
• Experience with HVAC systems and PLCs.
• Ability to read and interpret schematics.

Responsibilities

• Supervise at least one Maintenance Technician and provide training.
• Complete and oversee service requests while maintaining safety standards.
• Manage make-ready for vacant units and coordinate vendors.
• Participate in on-call rotation to meet coverage needs.
• Maintain grounds, amenities, and common areas in good condition.
• Inspect contractor work and approve quality standards.
• Order supplies and manage inventory within budget.
• Respond to resident maintenance requests promptly.
• Support cost-saving repairs by fixing instead of replacing when possible.
• Conduct routine inspections and preventative maintenance.
• Assist with snow removal and seasonal upkeep.
• Provide updates on maintenance activities and budget adherence.
• Ensure compliance with safety protocols and company policies.
