Job summary

SPM, LLC, a longstanding property management company, seeks a hands-on Maintenance Supervisor to lead the on-site maintenance team across apartment communities. You will own day-to-day maintenance, diagnose HVAC, electrical, plumbing issues, and ensure timely service responses to keep homes safe and welcoming for residents.

Qualifications

• 3+ years of property maintenance experience, with supervisory or lead tech experience a plus.
• EPA HVAC Certification is required.
• Strong skills in HVAC, plumbing, electrical, carpentry, appliances, and pool maintenance.
• Leadership mindset with excellent communication and team-building abilities.
• High standards for quality, safety, and customer service.
• Physical ability to lift 50+ lbs and perform demanding tasks.
• Valid driver’s license, auto insurance, and reliable transportation.

Responsibilities

• Lead, motivate, and support your maintenance team to deliver fast, high-quality service.
• Own the day-to-day maintenance of apartment homes and community spaces.
• Diagnose and repair HVAC, electrical, plumbing, appliances, and more.
• Ensure service requests are completed within 24 hours with attention to detail.
• Proactively handle preventive maintenance to avoid surprises and costly repairs.
• Oversee groundskeeping and curb appeal, including pressure washing and debris removal.
• Manage inventory, track expenses, and anticipate maintenance needs.
• Rotate on-call duties and assist with weekend/holiday coverage.
