Job summary

Taylor Management Company seeks an experienced Maintenance Service Manager (Black Seal Licensed) to oversee a condominium's building systems, common areas, and maintenance staff in Summit, NJ.

This role requires a valid Black Seal Boiler Operator License, five years in building maintenance, three in supervision, and strong leadership with customer service focus. Responsibilities include supervising trades, coordinating repairs, inspections, and on-call coverage.

Qualifications

• At least five years of commercial or residential building maintenance experience and three years of supervisory experience.
• Strong mechanical knowledge and troubleshooting skills, with basic carpentry, drywall, and painting abilities.
• Knowledge of OSHA requirements and safe work practices.
• Strong leadership, communication, organization, and customer service skills.
• Proficiency with Microsoft Office and maintenance technology.
• High school diploma or equivalent; technical or trade school education preferred.
• Valid driver's license with a satisfactory driving record.

Responsibilities

• Oversee HVAC, boilers, plumbing, electrical, fire protection, and life safety systems.
• Perform and coordinate repairs, inspections, and preventive maintenance.
• Supervise, train, and schedule maintenance staff.
• Respond to resident maintenance requests and emergencies.
• Maintain maintenance records and ensure compliance with safety requirements.
• Participate in emergency on-call coverage, including nights, weekends, and holidays as needed.
