Job summary

Bedrock Property Management is seeking a Maintenance Supervisor responsible for overseeing the full maintenance lifecycle of properties, including ordering supplies, diagnosing issues, and performing service requests with a strong HVAC, plumbing, electrical, and carpentry background.

The role emphasizes exemplary customer service to residents, proactive problem-solving, and ensuring timely work orders while adhering to company policies.

Qualifications

• EPA 608 or HVAC certification is required; if not held, obtain within 60 days of employment.
• HVAC certification (HVAC Excellence or equivalent) validates HVAC skills.
• OSHA 10/30 certification preferred for safety knowledge.
• Plumbing or electrical licenses are advantageous for broader maintenance capabilities.

Responsibilities

• Oversee the maintenance workflow and delegate tasks to staff.
• Meet and exceed budget expectations for expenditures.
• Order supplies, materials, and tools as needed.
• Diagnose problems and repair major appliances, HVAC, plumbing, electrical, and carpentry.
• Address landscaping and snow/ice removal issues.
• Communicate effectively with residents and coworkers in difficult situations.
• Perform service requests promptly and accurately.
• Operate computers and maintenance software as required.
• Ensure non-negotiables for service orders and vacant turns are met.
