Job summary

Velo Residential is seeking a Lead Maintenance Manager to oversee all maintenance operations at a Class C property in Dallas. You will manage the team, ensure safety standards, and drive preventive and corrective maintenance to protect asset value.

The role requires hands-on expertise in HVAC, plumbing, electrical, and general repairs, with strong problem-solving and leadership abilities to optimize performance and resident satisfaction.English/Spanish bilingual preferred.

Qualifications

• Minimum 3 years of multifamily maintenance experience with hands-on HVAC, plumbing, electrical, appliances, fixtures, hardware.
• Valid EPA and Pool Certifications required.
• Experience in distressed properties, deferred maintenance, and significant repairs.
• Strong problem-solving, budgeting, and sourcing parts within budget.
• Strong leadership, ability to lead the Assistant Maintenance Technician, and own property condition.
• Bilingual in English and Spanish is preferred.

Responsibilities

• Repair major and minor issues with equipment and buildings.
• Complete maintenance and repair work orders, in a timely fashion.
• Oversee the make-ready process.
• Order and replace broken parts or equipment.
• Support cost-cutting and expense control by fixing rather than replacing parts when possible, not being wasteful with materials and supplies, and practicing the correct use for tools and equipment.
• Maintain a clean community and a safe workspace.
• Maintain the swimming pool.
• Complies with safety policies by attending safety meetings and completing required training on OSHA and related laws.
• Demonstrates customer services skills by treating residents with respect and addressing questions and complaints efficiently.

• Complies with Velo Residential's safety and risk-management policies by attending and participating in the community’s routine safety meetings, completing required training on OSHA and other safety related laws and requirements, and by reporting accidents and incidents promptly and accurately.
• Demonstrates customer services skills by treating residents and others with respect, answering resident questions, responding sensitively to complaints about maintenance services, and completing assigned work orders with efficiency and urgency.

Skills and Qualifications:

Job Requirements

• Minimum 3 years of previous experience in multifamily maintenance, with strong hands-on experience in HVAC, plumbing, electrical, appliances, fixtures, hardware, and general apartment repairs.
• Valid EPA and Pool Certifications required
• Experience working in distressed properties, including deferred maintenance, difficult apartment turns, and properties requiring significant repairs and improvements.
• Strong problem-solving skills with the ability to diagnose issues, identify root causes, prioritize work, and develop lasting solutions.
• Budget and quality conscious, with the ability to source parts and materials efficiently, work within budget, and complete repairs correctly the first time.
• Strong leadership skills with the ability to work independently, make sound decisions, lead the Assistant Maintenance Technician, and take ownership of the overall condition of the property.
• Bilingual in English and Spanish is preferred
