Job summary

Magnet HR SPP is seeking a Maintenance Supervisor to lead a maintenance team and oversee property upkeep across our portfolio. You will supervise technicians, coordinate repairs, and ensure safety, quality, and compliance in all tasks.

This role requires hands-on troubleshooting of plumbing, electrical, HVAC, and general systems, with strong organizational and communication skills to manage work orders, inventory, and vendor relationships effectively.

Qualifications

  • Previous experience in maintenance, property management, or a related field preferred.
  • Basic knowledge of plumbing, electrical, and general maintenance tasks.
  • HVAC and EPO preferred

Responsibilities

  • Supervise and lead a team of maintenance technicians, providing guidance, training, and support.
  • Delegate maintenance tasks, prioritize work orders, and ensure the efficient use of resources.
  • Maintain an organized inventory of maintenance supplies, tools, and equipment.
  • Coordinate and supervise work performed by third-party vendors and contractors, ensuring quality and compliance with agreements.
  • Be available to respond to maintenance emergencies on a rotating on-call basis, ensuring safety and comfort of residents.
  • Ensure compliance with safety regulations, local codes, and company policies.
  • Maintain accurate records of maintenance activities, work orders, inventory, and safety inspections.

MAINT. SUPERVISOR POSITION OVERVIEW:

The Maintenance Supervisor is a key member of our maintenance team and plays a crucial role in overseeing maintenance operations, conducting repairs, and ensuring properties are well-maintained. This position requires strong technical skills, leadership abilities, and a commitment to maintaining properties to the highest standards.

Duties and Responsibilities:
Team Leadership
  • Supervise and lead a team of maintenance technicians, providing guidance, training, and support.
  • Delegate maintenance tasks, prioritize work orders, and ensure the efficient use of resources.
Maintenance and Repairs
  • Conduct routine maintenance and repairs, including plumbing, electrical, HVAC, and general maintenance tasks.
  • Troubleshoot and diagnose maintenance issues, ensuring timely resolution.
Inventory and Supplies
  • Maintain an organized inventory of maintenance supplies, tools, and equipment.
  • Monitor and order supplies as needed to support maintenance operations.
Vendor and Contractor Management
  • Coordinate and supervise work performed by third-party vendors and contractors, ensuring quality and compliance with agreements.
  • Manage vendor relationships and procurement of services and supplies.
Emergency Response
  • Be available to respond to maintenance emergencies on a rotating on-call basis, ensuring the safety and comfort of residents.
  • Coordinate emergency maintenance and repairs as needed
Safety and Compliance
  • Ensure compliance with safety regulations, local codes, and company policies.
  • Conduct regular safety inspections and address any safety concerns promptly.
Documentation and Reporting
  • Maintain accurate records of maintenance activities, work orders, inventory, and safety inspections.
  • Prepare and submit regular reports on maintenance operations as required.

EDUCATION AND/OR EXPERIENCE:
  • Previous experience in maintenance, property management, or a related field preferred.
  • Basic knowledge of plumbing, electrical, and general maintenance tasks.
  • HVAC and EPO Preferred
SKILLS AND ABILITIES:
  • Strong problem-solving skills and attention to detail.
  • Ability to work independently and efficiently.
  • Excellent organizational and time management skills.
PHYSICAL DEMANDS:

While performing the duties of this job, the employee is occasionally required to stand, walk, sit, use hands to finger, handle, or feel; reach with hands and arms; stoop, kneel, crouch, or crawl and talk or hear. WORK ENVIRONMENT:

This position requires working both indoors and outdoors in various weather conditions. The noise level in the work environment is usually moderate.
