Job summary

Strategic Properties is seeking a Maintenance Technician to support the property’s upkeep, respond to service requests, and perform preventative maintenance. The technician will ensure equipment, amenities, and facilities operate safely and efficiently, while maintaining a neat work environment.

The role includes responding to resident requests, performing inspections, and assisting in getting units move-in ready each week. A strong safety mindset and teamwork are essential.

Qualifications

  • Previous experience in maintenance or property management preferred.
  • Basic knowledge of plumbing, electrical and general maintenance tasks.
  • HVAC and EPA/related certifications preferred.

Responsibilities

  • Complete resident maintenance requests within 24 hours when possible.
  • Address emergency maintenance issues following safety protocols.
  • Inspect and repair electrical, plumbing, HVAC, and appliances.
  • Perform scheduled property inspections of A/C units, roofs, lighting, and common areas.
  • Maintain maintenance shops, tools and supply storage.
  • Store chemicals per manufacturer and company guidelines.
  • Keep amenities clean, safe and in working order.
  • Prepare vacant units to move-in ready condition; target five make-ready units weekly.
  • Document maintenance activities and adhere to MSDS requirements.

MAINTENANCE TECH. POSITION OVERVIEW:

The Maintenance Technician isresponsible for performing maintenance and repair tasks to ensure overall upkeep, functionality,and safety of the property. This position supports the maintenance team in responding to servicerequests, conducting preventative maintenance, and ensuring that all equipment, amenities, andfacilities operate efficiently.

DUTIES AND RESPONSIBILITIES:
Service Requests & Repairs:
  • Complete all resident maintenance requests within 24 hours when possible.
  • Address emergency maintenance issues, such as plumbing leaks, electrical failures, HVACmalfunctions, fire, or flooding, while following safety protocols.
  • Perform routine inspections and repairs on property systems, including electrical, plumbing,HVAC, and appliances.
Preventative Maintenance:
  • Conduct scheduled property inspections, including A/C units, roofs, stairways, parking areas,laundry facilities, and exterior lighting.
  • Ensure all exterior walkways, stairwells, and common areas are free from hazards.
  • Maintain and organize maintenance shops, tools, and supply storage areas.
  • Properly store all chemicals according to manufacturer and company guidelines.
Property & Amenity Upkeep:
  • Maintain all community amenities, including pools, playgrounds, clubhouses, andrecreational areas, ensuring they are clean, safe, and in working order.
  • Assist in maintaining the cleanliness and organization of the property grounds.
Unit Turnover & Make-Ready:
  • Assist in preparing vacant units for new residents, ensuring they are in “move-in ready”condition.
  • Work with the maintenance team to complete at least five make-ready units per week.
  • Ensure all appliances, fixtures, and utilities are functional before marking units as complete.
Safety & Professionalism:
  • Report to work on time with a neat and professional appearance or, if provided by the company,in uniform with necessary safety accessories.
  • Adhere to all safety guidelines and company policies as outlined in the employee manual.
  • Maintain a courteous and professional relationship with residents, coworkers, and vendors.
Documentation and Reporting:
  • Maintain accurate records of maintenance activities, including Freon replacement logsand pool logs per City, County, State, and Federal guidelines.
  • Assist in maintaining an inventory list of newly installed appliances and equipment.
  • Ensure compliance with all Material Safety Data Sheet (MSDS) requirements.
QUALIFICATIONS:

EDUCATION AND/OR EXPERIENCE:
  • Previous experience in maintenance, property management, or a related field preferred.
  • Basic knowledge of plumbing, electrical, and general maintenance tasks.
  • HVAC and EPO Preferred

  • Exceptional organizational and multitasking skills.
  • Strong problem-solving skills and ability to work independently.
  • Excellent interpersonal, written, and verbal communication skills.
PHYSICAL DEMANDS:

While performing the duties of this job, the employee is occasionallyrequired to stand, walk, sit, use hands to finger, handle, or feel; reach with hands and arms; stoop,kneel, crouch, or crawl and talk or hear. The employee must occasionally lift and/or move up to50 pounds. Reasonable accommodation may be made to enable individuals with disabilities toperform the essential functions.

WORK ENVIRONMENT:

This position requires working both indoors and outdoors in variousweather conditions. The noise level in the work environment is usually moderate.
