Job summary

The Frassetto Companies is seeking a Senior Property Manager to oversee day-to-day operations, leasing, and compliance for a 26-building industrial portfolio totaling about 2,000,000 square feet. Responsibilities include lease drafting, tenant relations, and contractor management, with in-house accounting handling finances.

Qualifications include 5+ years in commercial property management (industrial/NNN preferred), LOI/lease drafting, and NJ municipal process familiarity.

Qualifications

• 5+ years of commercial property management experience, preferably industrial or NNNS properties.
• Draft LOIs and commercial leases.
• Working knowledge of NNN lease structures and landlord/tenant responsibilities.
• Experience managing contractors and building trades (roofing, paving, site work).
• Familiarity with NJ municipal approval process (CO, zoning, fire).
• Exceptionally detail-oriented with accuracy to draft leases and track insurance certificates.
• Highly organized; manage multiple properties, deadlines, and projects.
• Excellent interpersonal skills: professional, personable, and responsive to tenants and town officials.
• Ability to work independently and take ownership of portfolio.
• Proficiency in Microsoft Office (Word and Excel).
• Experience with Yardi or MRI property management software.
• Valid driver's license and reliable vehicle for travel.
• NJ Real Estate license or paralegal experience a plus.

Responsibilities

• Draft letters of intent and initial lease agreements.
• Market available space and coordinate with outside brokers.
• Serve as primary contact for tenants; respond to building issues.
• Monitor lease terms, maintenance obligations, and insurance.
• Track certificates of insurance for tenants and vendors.
• Bid, hire, and manage contractors for building trades.
• Prepare tenant applications for municipalities (CO, zoning, fire).
• Ensure compliance with fire, life-safety, and local codes.
• Conduct regular property inspections and recommend improvements.
• Maintain calendar of lease expirations and renewals.
• Coordinate with accounting on vendor invoices and tenant billing.
