Job summary

Dream Live Prosper Communities is seeking a motivated Service Manager to lead the service department in Houston, overseeing work orders, maintenance operations, and inventory to keep community systems peak performance. The role requires strong HVAC expertise, vendor management, and a proven leadership track record in property services.

Responsibilities include managing budgets, responding to resident requests within 24 hours, scheduling on-call coverage, and ensuring timely turnover of vacants

Qualifications

• HVAC Certified
• Lease-Up experience required
• Proven HVAC Service Manager or similar role
• Strong knowledge of HVAC systems, components, and controls
• Leadership and team management with collaboration focus
• Excellent problem-solving and decision-making abilities
• Familiarity with budgeting and cost control principles
• Effective communication with team, vendors and residents
• Relevant HVAC certifications/licenses
• Familiarity with property management operations is a plus
• Valid driver's license with clean record and reliable vehicle for on-call work
• Own basic tools
• Ability to lift 50+ lbs and climb stairs daily
• Strong customer service and can-do attitude

Responsibilities

• Wow residents with impeccable service.
• Craft cost-saving initiatives and manage budgets.
• Respond to resident requests within 24 hours.
• Guide maintenance team hours, focus, and on-call schedule.
• Lead by example with mentorship and coaching.
• Prepare vacants for move-ins with top repairs.
• Multi-skilled work including painting, electrical, HVAC and pool maintenance.
• Keep grounds pristine and address emergencies promptly.
• Nurture relationships with service providers, oversee vendors and supplies.
• Maintain stocked maintenance shop and manage OpEx maintenance budget.
• Streamline purchasing through Appfolio for cost-effective acquisitions.
• Lead from the front, perform technician and groundskeeper duties.
• Schedule vacancies for 5-day turns.
• Assign service requests to qualified staff for 24-hour turnaround.
• Manage security deposits and participate in required meetings.
