Qualifications

• Experience in estimating, project management, or related roles in commercial construction.
• Ability to read and interpret construction drawings, specs, and contract documents.
• Experience applying labor production rates, building budgets, tracking costs, and protecting profitability.
• Strong organization, communication, negotiation, and problem-solving skills.
• Ability to manage multiple bids and projects with accuracy and deadlines.
• Proficiency with Microsoft Office and estimating/project-management/AI-supported tools.

Responsibilities

• Perform detailed takeoffs for painting and carpentry scopes using drawings, specs, addenda, and site info.
• Develop clear scopes of work and prepare lump-sum, negotiated, and time-and-material proposals.
• Identify scope gaps, risks, labor needs, production rates, and material requirements before bid submission.
• Solicit and evaluate vendor/subcontractor pricing; maintain bid files and cost data.
• Support bid follow-up, negotiations, and communicate capabilities to general contractors, owners, and clients.
• Develop project budgets and field scopes; coordinate manpower, schedules, subs, vendors, and procurement.
• Monitor progress, productivity, costs, and profit projections; resolve issues early.
• Price, document, and manage change orders, submittals, RFIs, billing, punch lists, and closeout.
• Maintain client communication throughout lifecycle and identify repeat business opportunities.
• Keep project records and internal systems current with required reporting.
