Job summary

Rush Oak Park Hospital is seeking a facilities professional to plan, implement, and manage mechanical operations, energy management, and maintenance programs for the Oak Park campus. You will support a portfolio of buildings, coordinating with landlords and owners while upholding Rush policies and guidelines.

The role requires HVAC/electrical/mechanical knowledge, high organizational skills, and the ability to handle multiple projects with contractors.

Qualifications

  • Certification / License in HVAC, electrical, mechanical, or related fields.
  • High school diploma or GED required.
  • 10 years of related experience or trade school training.

Responsibilities

  • Manage building support services contracts for Mechanical, Electrical and Plumbing.
  • Assist in operations and maintenance issues and problem solving.
  • Develop and maintain maintenance and safety procedure manuals.
  • Coordinate maintenance with contractors and tenants.
  • Oversee fire/life safety, plumbing, HVAC and electrical systems.
  • Maintain communication with tenants, clients and vendors.
  • Assist in acquiring new contracts and maintain as-built drawings.
  • Respond quickly to emergencies and customer concerns.
  • Manage inventory control and purchasing of parts.
  • Develop specs and administer maintenance service contracts.
  • Ensure compliance with codes and directives for building operations.
  • Manage small renovation projects under $200,000.
  • Perform repairs and maintain records.
  • Perform other duties as assigned.

Summary

Plans, implements, coordinates and manage all mechanical operations, maintenance, communications, energy management, and manpower development programs for RUMC offsite facilities and ROPH campus portfolio of buildings. Supports a multi-property portfolio of clinics, offices, with multiple stakeholders, landlords, and owners. Exemplifies the Rush mission, vision, and values, and acts in accordance with Rush policies and procedures.

Required Job Qualifications
  • Certification / License in one or more of the following: HVAC, electrical, mechanical, HVAC and refrigeration systems, process controls, mechanical power transmissions, painting, plumbing, carpentry or engine repair. Certifications/licenses as may be required by local or state jurisdiction.
  • High school diploma or general education degree (GED)
  • Minimum of 1O years of related experience and/or trade school training.
  • Excellent written and verbal communication skills.
  • Strong organizational and analytical skills.
  • Ability to provide efficient, timely, reliable and courteous service to customers.
  • Ability to effectively present information.
  • Ability to respond effectively to sensitive issues.

Preferred Job Qualifications
  • Bachelor's degree (BA/BS) from four-year college or university with a minimum of 5 years' experience and/or training or equivalent combination of education and experience.
Physical Demands
  • Physical requirements to include stooping, standing, climbing and frequent lifting of a minimum of 50 lbs.
  • This position required up to 50 % travel to offsite facilities.
Responsibilities
  • Manages the building's support services contracts for Mechanical, Electrical and Plumbing and informs capital budgets.
  • Assists in operations and maintenance issues, troubleshooting and problem solving as required.
  • Recommends and implements improvements for preventive maintenance programs on an on-going basis and develop/maintain effective building-specific maintenance and safety procedure manuals.
  • Coordinates maintenance efforts with outside contractors, tenant finish personnel and technicians.
  • Oversees all building systems including fire/life safety, plumbing, HVAC and electrical issues and must remain current with latest HVAC technology trends.
  • Maintains on-going communication with tenants, clients, owners, facility management team and vendors.
  • May assist in solicitation and acquisition of new support contracts. Coordinates development and maintenance of as-built drawings.
  • Responds to all emergency situations quickly (fire, evacuation, equipment failure etc.) and customer concerns.
  • Implements and administers inventory control programs/purchase parts and supplies.
  • Develops specifications and assists in solicitation and administration of maintenance/repair service contracts.
  • Establishes and monitors programs to ensure compliance with applicable codes, requisitions, government agency and company directives as relates to building operations
  • Manages minor construction/ renovation projects under $200,000.
  • Performs assigned repairs, emergency and preventive maintenance. Completes maintenance and repair records as required.
  • Performs other duties as assigned.
