Job summary

JLL in Costa Mesa, CA is seeking a Lead Operating Engineer to oversee facility engineering and safety, supervising the engineering team and ensuring reliable operations across HVAC, electrical, plumbing and life safety systems.

This role requires 7+ years in building systems, 2+ years in supervision, Universal CFC Certification, and CMMS/BAS experience. You will coordinate emergencies, permits, and vendors to maintain high-performance facilities for clients.

Qualifications

• 7+ years of experience with commercial building systems and facility maintenance operations.
• 2+ years of supervisory or team leadership experience.
• Universal CFC Certification required.
• Working knowledge of CMMS and BAS platforms.
• Experience with mechanical, electrical, hydraulic, and life safety systems.
• Ability to interpret blueprints, technical manuals, work orders, and engineering drawings.

Responsibilities

• Supervise engineering team operations and oversee preventive maintenance, repairs, and equipment installations.
• Perform inspections of building equipment and systems to ensure safety and standards.
• Maintain and troubleshoot HVAC, electrical, plumbing, fire/life safety, generators, and emergency backup systems.
• Monitor BAS, respond to alarms, and coordinate corrective actions.
• Coordinate emergency repair activities and prioritise tasks based on impact and staffing.
• Manage operational permits and ensure compliance with site procedures.
• Maintain inventory levels for tools, equipment and maintenance supplies, including vendor coordination.
