Job summary

American Homes 4 Rent, LP is seeking a Land Development Project Manager to oversee development projects from planning through construction, coordinating vendors, budgets, and timelines. The role requires strong communication, budgeting skill, and site oversight across multiple communities in a growing portfolio.

Responsibilities include site inspections, bid management, approvals, and collaborating with acquisition and architecture teams to ensure on-time delivery of developments and amenities.

Qualifications

• Bachelor’s degree preferred or HS diploma with equivalent experience.
• 3–5 years in land development design and/or land development.
• CAD experience is a plus.
• OSHA 30 certification.
• Valid driver's license and driving record.
• Drone license from FAA (where applicable).
• Air Quality Regulations and SWPPP knowledge.
• Strong computer skills: MS Office, MS Project, bidding software.

Responsibilities

• Travel between job sites to inspect progress and validate work.
• Manage trade partners to execute development work within budget and schedule.
• Proactively resolve issues to keep development projects on time and on-budget.
• Secure final tract/plat acceptance by municipalities and agencies.
• Coordinate with subcontractors on bids, contracts, change orders, and bonds.
• Assist Land Development Director with schedules and budgets.
• Identify budget variances and cash-flow projections for development.
• Collaborate with Land Acquisition on development budgets for new land deals.
• Assist in municipal approvals and easement acquisitions.
• Communicate status updates to team and leadership.
• Oversee amenities and entrances construction per plans and codes.
