Job description

As a Land Acquisition Manager, you will work with our industry-leading home building team to identify, assess, and secure prime land purchase locations for our communities. Our Land Acquisition Managers work autonomously to negotiate land acquisitions, perform sophisticated land use and financial analysis, and negotiate purchase agreements. They also participate in due diligence, including concept land planning, environmental, utility system, and title analysis. Those who are deal-oriented and understand the dynamics and challenges of the local land market in the current real estate climate will find this role both challenging and rewarding. Your ability to demonstrate an understanding of strategies to leverage current trends and adjust acquisition efforts accordingly will be key to your success.

Primary Responsibilities

1. Collaborate with marketing and production teams to complete land feasibility studies.
2. Negotiate directly with landowners to secure prime sites at the best price.
3. Provide accurate timing for proposed development analyses.
4. Work with the development team to ensure efficient land use and cost-effective completion of finished lots.
5. Understand and oversee site development, including local zoning, planning, and pricing.
6. Monitor local home building competition and pricing in collaboration with marketing team members.
7. Arrange lot development.
8. Represent NVR in the local community.

Qualifications

• 2-4 years of successful land acquisition experience.
• Bachelor's degree.
• Experience in real estate finance.
• Skilled in land deal structuring.
• Background in land planning, zoning, law, and real estate.
• Homebuilding industry experience is a plus.
