This is a remote position; candidates must reside in Sarasota, Fort Myers, FL, or surrounding areas.

What You’ll Do:

The Land Acquisition Manager helps identify new land acquisition opportunities aligned with the division's strategy and goals. Responsibilities include conducting research, analyzing land data, and managing land assets to maximize profitability.

Your Key Responsibilities Include:

  • Contact landowners directly via in person, phone, letters, and other means.
  • Use appraisal district maps and municipal maps to gather site-specific information such as utilities, zoning, topography, and entitlement status.
  • Maintain a tracking log of viable tracts and comparable transactions.
  • Follow municipal agendas weekly to stay informed of active projects and opportunities.
  • Engage with brokers and gather relevant listing information.
  • Build relationships within the real estate community, attend networking events, and generate new contacts and deals.
  • Follow up on leads from media sources and relationships.
  • Assist with due diligence tasks, including zoning, utilities, surveys, title work, soil reports, and environmental assessments.
  • Use mapping tools like Google Earth to create exhibits and track land opportunities, incorporating utility, floodplain, and acreage data.
  • Help prepare financial proformas, including assumptions on costs, pricing, and sales pace, to evaluate land acquisition viability.
  • Perform residual analyses to determine appropriate offer prices.
  • Update and maintain proformas as assumptions evolve.
  • Generate CMA reports to compare product lineups and pricing strategies.
  • Create market research reports using resources like Zonda, Bohlke, and Metrostudy.
  • Assist in preparing Letters of Intent (LOIs) and detailed land packages for approval.
  • Support the preparation of update memos during various phases of land acquisition and development.
  • Perform other duties as assigned.

What You Have:

  • Experience in land acquisitions, planning, and development.
  • Knowledge of the local land market and established relationships.
  • Understanding of Fair Housing Laws.
  • Ability to interpret financial reports and legal documents.
  • Leadership skills to manage activities of direct reports.

Your Education and Experience:

  • Bachelor's degree in Business, Finance, Engineering, or related fields; Master's degree is a plus.
  • At least 5 years of experience in homebuilding/residential land acquisitions.
