Job summary

American Homes 4 Rent, LP is seeking a Land Acquisition Analyst to support the land development and acquisitions process. You will analyze property value, underwrite raw land, and identify opportunities aligned with company goals.

You will prepare market research, feasibility packages, and due diligence, review zoning and ordinances, and coordinate ARB approvals with developers, HOAs, and owners. The role includes contract maintenance, budgeting, data reporting, and collaboration with

Qualifications

• Bachelor’s degree in Real Estate, Economics, Statistics, Government Relations, or a related field preferred.
• Minimum of 2 years of experience in land acquisitions, including contract negotiation.
• Minimum of 3+ years as a financial analyst and/or business analyst preferred.
• Valid driver's license required.
• Excellent verbal and written communication, planning, and analytical skills.

Responsibilities

• Develop property value analyses and underwriting for raw land and vacant development lots.
• Prepare time-to-market underwriting proformas and conduct market research in selected markets.
• Prepare graphs, maps and feature comparisons; review zoning and land use ordinances.
• Coordinate ARB approvals with developers, owners, and HOAs.
• Oversee data for jurisdictions, HOA obligations, and property taxes.
• Perform asset sales pricing analysis and financial deal-point considerations.
• Create feasibility packages and update tracking reports for assets.
• Build relationships with Purchasing, Construction, Architecture, and PM teams.
• Ensure development proceeds on schedule and manage land-related contracts and documentation.
