The ideal candidate will have a Bachelor's degree in Business, Finance, or Real Estate, with a minimum of ten years of relevant experience and strong leadership skills. This position is eligible for quarterly bonuses and generous benefits including medical, dental, 401(k), and paid time off.

Job description

Role Overview

The Regional Vice President (VP) – Land Acquisition manages all land acquisition activities for the East Region and oversees the Land Acquisition Department employees.

Responsibilities

• Develop an annual strategic acquisitions plan defining geographic, product, and pricing goals.
• Conduct market research focused on employment, demographics, leasing volume, and competition.
• Ensure acquisition policies, internal control procedures, and practices are understood and complied with.
• Provide targeted market studies and information requested by the AMH executive team.
• Prepare Proforma submittals, feasibility packages, product recommendations, financial analysis, risk mitigation measures, letters of intent, agreements, and other related legal documents needed in purchasing land.
• Oversee the acquisition escrow and entitlement process, tracking deal status including transaction milestones.
• Brief management on targeted acquisitions and timing.
• Obtain approval for capital expenditure.
• Manage and update investment proformas, budgets, schedules, financing scenarios, and market evaluations.
• Participate in and lead negotiations on purchase agreements and oversee the transaction timeline toward a timely closing.
• Generate acquisition opportunities by developing targeted submarkets within each marketplace.
• Develop trusted relationships with brokers, developers, and property owners.
• Monitor economic and industry trends.
• Lead in the identification of market growth opportunities.
• Oversee team activities, train, coach, and guide employees to reach their potential.
• Manage, train, and coach direct reports and hire new team members.
• Coordinate communication with third‑party Land Banking and Joint Venture partners.
• Coordinate governmental agency approvals for general plan amendments, zoning changes, tentative/preliminary plats, and design reviews.

Qualifications

• Bachelor’s degree in Business, Finance, or Real Estate.
• Minimum of ten (10) years of progressively responsible real estate transaction experience including property valuation/appraisal, trustee sales, and escrow transactions.
• Minimum of five (5) years of supervisory experience managing direct reports.
• Valid driver’s license.
• MBA preferred.
• Advanced knowledge of MLS and other real estate tools.
• Proficiency with Microsoft Office (Excel, Word, Outlook) and knowledge of Microsoft Dynamics CRM.
• Excellent verbal and written communication, leadership, problem‑solving, planning, budgeting, and financial analysis skills.
• Strong relationship management, employee development, and conflict resolution skills.
• Ability to manage multiple deadlines.

Compensation

The pay range for this position is commensurate with experience. Eligible for quarterly bonus payments.
