Reef Capital seeks an experienced Project Director to oversee the Coco Palms construction and development in Hawaii. The Project Director serves as the senior owner-side authority during active construction and ensures the approved development business plan is delivered on time, on budget, and to Reef's quality standards.

Qualifications

• Bachelor's degree in Construction Management or related field.
• 12+ years in construction management or owner's representation.
• Experience on large hospitality, mixed-use, or resort projects.
• Experience in vertically integrated development and construction.
• Proven ability to manage GC under GMP contracts.

Responsibilities

• Construction Execution Leadership: lead owner-side authority and ensure conformance to scope, budget, schedule, and quality.
• Contract, Cost & Schedule Control: enforce contracts, review pay apps, manage changes, monitor schedule.
• General Contractor & Field Oversight: coordinate with GC, lead OAC meetings, ensure safety and quality.
• Technical & Design Coordination: resolve RFIs, maintain design intent, address constructability.
• Risk Identification & Escalation: identify risks to cost/schedule/quality and escalate when needed.
