Job summary

Local Asset Management is seeking an Investor Relations Associate to own the firm’s investor communications and support audit and SEC compliance across funds and vehicles. You will be a key contact for partners, handling quarterly statements, distributions, and deal announcements.

Qualifications

POSITION SUMMARY:

The Investor Relations Associate at Local Asset Management owns the firm's investor relations function and supports its audit and SEC compliance activities across the firm's funds and investment vehicles. This person is a primary point of contact for our partners and is responsible for all partner communications, from quarterly statements and reports to distributions and deal announcements.

The ideal candidate is an exceptional written and verbal communicator who can synthesize complex commercial real estate material into clear, concise, and polished partner communications. They understand the numbers behind the narrative, hold themselves to a high standard of accuracy and consistency, and are eager to leverage technology, including AI, to streamline how the firm reports and communicates. This is a detail-oriented, trustworthy professional who takes ownership and represents the firm well to its partners.

MAJOR DUTIES AND RESPONSIBILITIES:

Investor Relations (Primary)

• Serve as a primary point of contact for partners, responding to questions regarding K-1s, portal access, distributions, and where to locate documents.
• Produce quarterly reporting, which involves aggregating asset-level data, rolling it into a fund-level model and returns, writing performance updates for each asset, and producing partner statements.
• Coordinate partner distributions, including running the calculations and processing bulk distributions through our platforms.
• Adhere to strict reporting deadlines.
• Assist with the capital raise process, including preparing investor decks and marketing materials, distributing information to prospective partners, coordinating with the team to answer diligence questions, tracking the raise process, and coordinating CRM outreach.
• Manage partner onboarding and compliance through the subscription process, including investor platform setup and coordinating capital contributions.
• Create investment memos, which involves pulling comps, synthesizing due diligence findings, and aggregating that information into a memo for our partners.
• Prepare acquisition and sale communications for the firm's assets.
• Draft and coordinate LinkedIn posts and other firm marketing content.
• Capture and organize before-and-after photos and videos of the assets.

Audit (Secondary)

• Support the annual financial statement audit process for the funds and entities.
• Coordinate with external auditors and CPAs, managing document requests, timelines, and deliverables.
• Gather and organize supporting documentation, help reconcile fund-level financials, and tie figures to partner capital accounts and statements.

Compliance (Secondary)

• Assist with SEC registration and regulatory filings, including Form ADV annual amendments and updates, Form D and blue sky filings for offerings, and other required filings.
• Maintain the compliance calendar and support the firm's annual compliance program review.
• Assist with compliance testing, including marketing/advertising rule, code of ethics and personal trading, and books-and-records reviews.
• Maintain compliance records, filings, and certifications, and help prepare materials for regulatory examinations and document requests.
• Ensure all partner communications are compliant, understanding the compliance requirements and review process that apply when writing to partners.
• Coordinate with third-party compliance consultants.

QUALIFICATIONS AND SKILLS:

Education

• Bachelor's degree in business administration, communications, finance, accounting, real estate, or a related field is preferred.

Licenses and Certifications

• REQUIRED: Valid Nevada Driver's License.

Experience

• Experience in investor relations, fund reporting, or fund administration, ideally within commercial real estate or private funds.
• Familiarity with SEC compliance, Form ADV or Form D filings, or fund audit support.
• AppFolio or any other investor relations platform experience preferred.
• Experience building or maintaining dashboards and reporting tools preferred.

Writing and Communication

• Exceptional writer with the ability to communicate clearly and concisely, synthesizing complex CRE material into polished, partner-ready communications.
• Meticulous attention to detail, with the ability to spot errors and inconsistencies, ensuring no spelling errors and consistent messaging, formatting, and tone across all partner-facing materials.
• Strong verbal communication and interpersonal skills, comfortable interacting directly with partners.

Commercial Real Estate and Analytical Skills

• Solid understanding of commercial real estate concepts, with the intuition to interpret and synthesize deal and portfolio information accurately.
• Ability to read and understand financial reports and fund-level financials.
• Strong Excel skills, including building roll-ups for reporting.
• Ability to analyze financial data to support accurate reporting and informed decisions.

Technical Skills

• Ability to leverage AI to automate workflows and assist with drafting and review. We use AI today, including ChatGPT and Claude, across analysis, reporting, and investor communications; ideally this person brings experience with these tools and can help us push them further.
• Strong command of Microsoft Office Suite (Word, Excel, Outlook, PowerPoint).
• Canva experience, with the ability to work in Canva, Adobe Photoshop, or other creative platforms to produce marketing and design materials. Proficient with e-signature platforms for document processing.

PHYSICAL / ADDITIONAL REQUIREMENTS:

Employee's responsibilities are that of light work: Exerting up to 20 pounds of force occasionally, and/or up to 10 pounds of force frequently, and/or a negligible amount of force constantly to move objects in addition to primarily sedentary work. Employee must be comfortable working in a cubicle with limited working space for long hours with the ability to remain seated at the computer terminal for extended periods. Position can be high stress and extremely fast paced. Ability to handle directives, assess situations, enter into dialogue and complete tasks. Must be able to communicate verbally and understand English; bilingual a plus.

Working Conditions

The position requires activities occurring both inside and outside the office environment. When outside, the employee may be subject to extreme heat with temperatures above 100 degrees for periods of more than one hour. Employee may be affected by other environmental conditions, such as wind and desert climate when working outdoors.
