Job summary

WIDMYER CORPORATION seeks an experienced Affordable Housing Property Manager to oversee two small affordable housing communities in Pendleton, OR. The role focuses on strong property performance, regulatory compliance, resident service, and safe community operations.

The ideal candidate balances leasing, compliance, and maintenance coordination while ensuring audit-ready documentation and strong occupancy. Excellent communication and organizational skills are essential for success in this role.

Qualifications

• Previous property management experience is required; affordable housing experience is strongly preferred.
• Knowledge of LIHTC, HUD, Section 8, or other affordable housing programs is beneficial.
• Knowledge of Fair Housing laws and landlord-tenant practices.
• Strong organizational skills with attention to detail and deadlines.
• Experience with property budgets and compliance documentation.
• Proven ability to manage resident relations and communication.

Responsibilities

• Manage daily property operations including leasing, resident relations, maintenance coordination, collections, and admin tasks.
• Ensure compliance with LIHTC, HUD, Section 8, HOME, and other program requirements.
• Oversee eligibility, certifications, income verification, and annual/interim recertifications.
• Maintain accurate resident files and audit-ready documentation.
• Market units, process applications, conduct move-ins/outs, maintain occupancy.
• Collect rent, monitor delinquency, and follow collections procedures.
• Prepare and monitor budgets, invoices, and financial reports.
• Coordinate maintenance and vendor services; ensure timely work orders.
• Support inspections, audits, and regulatory reviews.
• Maintain Fair Housing compliance and positive resident relations.
