Job summary

Gulf Coast Association Management (GCAM) is seeking an experienced Portfolio CAM to manage a portion of our HOA and condo communities from our Lakewood Ranch office, serving Bradenton and Sarasota. You will own day-to-day management, build strong relationships with Boards, homeowners, vendors, and internal teams.

The ideal candidate has 5+ years in community association management, Florida licensure, and solid budgeting, financial reporting, and compliance with Florida statutes (Chapters 718 &

Qualifications

• 5+ years of Community Association Management or similar experience.
• Strong budgeting and financial management skills.
• Knowledge of Florida statutes (Chapters 718 & 720).
• Experience working with Boards of Directors.
• Strong vendor and project-management skills.
• Excellent written and verbal communication skills.
• Strong organization and time-management skills.
• Proactive, solutions-focused approach.
• Valid Florida driver’s license.

Responsibilities

• Manage a portfolio of HOA and condominium communities.
• Serve as the primary contact for Boards of Directors.
• Develop relationships with Board members, homeowners, vendors, and internal team members.
• Attend and prepare Board meetings, including agendas and reports.
• Assist Boards with governing documents and compliance with Florida Statutes (Chapters 718 & 720).
• Prepare and manage annual budgets and review financial reports.
• Code invoices and assist with association financial management.
• Conduct inspections of common areas, property, and covenants/CCR.
• Coordinate vendors, contractors, maintenance, and community projects.
• Identify maintenance needs and provide recommendations to Boards.
• Address homeowner concerns and enforce community rules.
• Maintain professional communication with Boards and residents.
• Onboard new communities as GCAM expands.
