Job summary

Foundation Communities is seeking a Development Project Manager in Austin, TX to lead housing projects from concept through occupancy. You will work with the Real Estate Team and a broad network of designers, lenders, legal, government entities, and contractors to meet timelines and funding goals.

An ideal candidate combines broad knowledge of real estate development with deep expertise in one or more phases, and thrives on coordinating multiple stakeholders to deliver projects on schedule.

Qualifications

• 3 years of combined relevant education/experience in real estate finance, design, or construction.
• Independent, motivated, accountable.
• Ability to manage multiple projects across stages.
• Strong cross-divisional communication.

Responsibilities

• Manage overall logistics and project schedule to meet objectives and deadlines for assigned development projects.
• Develop initial development budget and pro forma with senior staff; identify funding sources and ensure budget conformance.
• Prepare applications for tax credits, loans, and grants; coordinate closings and review equity/loan documents; ensure funder compliance.
• Manage external partners (architects, engineers, contractors, attorneys); maintain relationships with funders and stakeholders.
• Coordinate site due diligence (utilities, easements, surveys, environmental reports, appraisals).
• Attend Owner/Architect/Contractor meetings; process draw requests; shepherd entitlement development applications.
• Review architectural drawings with leadership to ensure alignment with FC standards; coordinate design feedback sessions.
• Coordinate with Asset/Property Management for lease-up, close-out, punch walks, warranty items; resolve issues.
