Job summary

Three Rivers is seeking an HVAC & General Property Maintenance Technician to service multi-family properties in Gulfport, MS. The role blends HVAC repair with broad maintenance tasks, ensuring tenant satisfaction by keeping properties safe, functional, and visually appealing.

You will troubleshoot heating and cooling systems, perform plumbing, carpentry, painting, and groundskeeping, and maintain detailed records while complying with safety standards.

Qualifications

• High school diploma or equivalent; HVAC certification is required.
• Proven experience in HVAC maintenance and general property maintenance.
• Strong understanding of building systems, equipment, and repair techniques.
• Proficiency in using diagnostic tools, hand tools, and power tools.
• Ability to interpret technical manuals, schematics, and blueprints.
• Strong problem-solving skills with attention to detail.
• Excellent communication and interpersonal skills.
• Physical ability to lift heavy objects, climb ladders, and work in varying weather conditions.
• Valid driver’s license and a reliable personal vehicle for work tasks.

Responsibilities

• Inspect, troubleshoot, and repair HVAC systems including furnaces, air conditioners, boilers, and heat pumps.
• Perform preventive maintenance such as cleaning coils, replacing filters, lubricating components, and checking refrigerant levels.
• Respond to HVAC maintenance requests and diagnose issues.
• Install new HVAC systems or components following codes and regulations.
• Maintain records of HVAC repairs and maintenance.
• Perform plumbing, electrical, and mechanical repairs as needed.
• Conduct carpentry tasks like repairing doors, windows, and flooring.
• Paint and patch to maintain property aesthetics.
• Ensure safety compliance and proper upkeep of building systems.
