We are seeking a high-caliber HVAC Project Manager to take full ownership of our commercial and industrial mechanical construction projects. This individual will lead complex mechanical builds completely from preconstruction planning and vendor buyout through installation, startup, and final commissioning. The ideal candidate will blend strong technical field expertise with aggressive financial tracking and decisive leadership to deliver projects safely, on schedule, and within budget.
Key Responsibilities
Project Planning & Execution

- Schedule Optimization: Develop and maintain critical-path master project schedules, milestones, and dynamic manpower-loading charts.
- Budget Accountability: Establish project cost-control centers to track labor hours, equipment logistics, materials, and subcontractor spend.
- Financial Controls: Manage all project financial reporting, including monthly cost-to-complete forecasting, billings, Schedules of Values (SOVs), and change-order pricing.
- Contract Administration: Review, negotiate, and approve high-value purchase orders (POs) and subcontractor agreements prior to execution.
- Strategic Buyout: Procure and track major long-lead mechanical equipment such as RTUs, AHUs, chillers, boilers, VRF systems, pumps, and automated controls.
- Technical Review: Manage and process submittals, shop drawings, and RFIs (Requests for Information) in close partnership with engineering teams and field superintendents.
Quality, Safety & Client Relations
- Safety Leadership: Enforce strict OSHA safety standards on-site and proactively build a zero-incident job-site safety culture.
- Code Compliance: Ensure all sheet metal, hydronic piping, and equipment installations perfectly comply with local mechanical codes and ASHRAE standards.
- Commissioning: Oversee structural system testing, adjusting, and balancing (TAB) reports, equipment startup, commissioning, and final municipal inspections.
- Stakeholder Management: Act as the primary point of contact for general contractors, building owners, architects, and engineers, leading project progress meetings and resolving design conflicts on-site.
