Independent Management Services in Detroit, MI seeks a property operations professional to manage day-to-day operations of affordable and workforce housing communities. You will handle occupancy, marketing, leasing, move-ins, and income verification, while supervising on-site staff and vendor relationships.

Responsibilities include inspections, work-order oversight, collections, and ensuring compliance with housing laws. Experience with Paycom, RealPage OneSite, and HUD programs is preferred.

Competenze

• Leasing, sales and customer service experience required.
• Sales-minded individual with attention to detail.
• Experience with Tax Credit Compliance, EIV, and HUD Section 8 subsidy programs.
• Must have knowledge of REAC and MOR compliance.
• Proficiency with Paycom software and Microsoft Office suite.
• Experience with RealPage OneSite preferred.
• Experience managing residential communities; subsidy housing preferred.
• Must adhere to Federal Fair Housing Laws.

Mansioni

• Day-to-day management of all phases of the operation of the community.
• Occupancy, marketing, leasing, move-in/out process, and resident income verification procedures.
• Quarterly unit inspections, monitor work orders/maintenance projects, and enforce community rules.
• Rent eviction and collections practices in conformity with state law and policy.
• Retain, negotiate, and supervise third-party vendors and contractors.
• Accounts receivable/payments, supplies, inventory, and timely payment of expenses.
• Foster relationships with residents, vendors, contractors, and community members.
• Ensure residents are provided with a clean, safe, and well-maintained community.
• Hire, train, supervise and evaluate all office, maintenance, janitorial and other on-site personnel.
• Report directly to the Regional Property Manager.
