Job summary

Middleburg Communities is seeking a Community Asset Manager to maximize asset value and drive leasing velocity at a southeastern U.S. rental community. You’ll blend property management with an owner’s mindset to deliver strong financial performance and proactive, personalized service.

You will lead revenue optimization, budget planning, and a high-performing team while maintaining luxury standards and a resident-first culture across daily operations.

Qualifications

• Bachelor’s degree required.
• 3+ years of multi-family property management experience.
• Experience with budget management, financial reporting, and capital planning.
• Sales and leasing expertise with occupancy goals.
• Strong written and verbal communication skills.
• Proficiency with RealPage OneSite, Knock, Excel, and digital marketing platforms.
• Knowledge of Fair Housing, landlord-tenant law, and evictions.

Responsibilities

• Drive NOI targets through rent growth, lease-up pacing, and expense control.
• Develop and execute annual business plans; forecast revenue, expenses, and cap needs.
• Interpret financial reports and take corrective actions as needed.
• Oversee accounts receivable, collections, rent posting, and security deposits.
• Identify opportunities for revenue optimization and ROI-driven improvements.
• Lead on-site sales and leasing to achieve aggressive occupancy goals.
• Deliver hospitality-forward resident experience through tours, moves, maintenance, and events.
• Recruit, onboard, and develop a high-performing property management team.
• Ensure compliance with housing laws and risk management protocols.
