Job summary

Hammes is seeking a senior property manager to oversee medical and commercial office properties, manage acquisitions support, and lead budgeting and tenant relations. The role emphasizes governance of operations, financial oversight, and vendor management across a portfolio.

The candidate should have 7–10 years in commercial property management, healthcare experience preferred, and strong communication, analytical, and leadership skills. Travel to properties is required.

Qualifications

• A Bachelor’s degree in Real Estate, Business Administration, Communication, or a related field is preferred.
• CPM or RPA designation preferred.
• 7–10 years of professional work experience in commercial property management, preferably in healthcare, with an understanding of operational, financial, and ethical disciplines.
• Well organized with excellent time management skills.
• Strong interpersonal, analytical and problem-solving skills.
• Excellent verbal and written communication skills.
• Highly proficient in Microsoft Office such as Word, Excel, Outlook, etc.
• Proficient with Yardi property management software strongly preferred.
• Ability to travel to company owned and pursued properties.

Responsibilities

• Oversee requests for and review required certificates of insurance for adequate coverage under contracts.
• Prepare monthly reports including financial statements, operating and leasing metrics and occupancy status.
• Manage performance of contractors and vendors to ensure adherence to work orders and budgets.
• Negotiate contracts with contractors and vendors in a timely manner.
• Responsible for annual budgeting for property operations and capital expenditures.
• Assist the Director of Property Management with due diligence of potential acquisitions.
• Maintain positive relationships with tenants to preserve high tenant satisfaction.
• Review and follow up on tenant delinquencies as necessary.
• Assist asset management on new and renewal tenant leases.
• Assist in development and implementation of operational strategies for assigned properties.
• Coordinate property operational responsibilities with property management accounting.
• Inspect and schedule maintenance to meet ownership expectations.
• Oversee tenant space build-outs/improvements and coordinate with architects/contractors/tenants.
• Conduct property tours and provide documentation to assist with sales, financing, or visibility.
