Job summary

Jones Lang LaSalle Incorporated is seeking a Senior Asset Manager for Healthcare Asset Management Services (Americas). The role is remote with West Coast coverage, focusing on owning asset performance and guiding buy/sell/fund/lease decisions backed by rigorous analysis.

You will collaborate with the client’s Chief Growth Officer/Treasurer and Real Estate System Administrator, and work alongside our transaction management, property management, energy, procurement, and lease administration teams

Qualifications

• Eight or more years in asset management, portfolio management or investment management for institutional or corporate real estate. Healthcare or medical office experience is strongly preferred.
• Experience preparing and presenting regular business plans, investment proformas, hold and sell analysis, and disposition strategy.
• Experience evaluating acquisitions and directing leasing and transaction activity with brokers and transaction teams.
• Fluency in asset-level financial modeling and valuation.
• A strong command of leasing economics, capital planning and disposition analysis.
• Comfort working from a shared data platform as the single source of truth.

Responsibilities

• Set the strategy for each owned asset, recommending whether to hold, lease up, reposition or sell.
• Track net operating income, occupancy, rent roll and expense variance, and say what's driving the numbers and what you'll do about it.
• Guide acquisitions and dispositions.
• Evaluate acquisition opportunities and give the client a clear recommendation, with the underwriting behind it.
• Recommend where capital goes, and where it doesn't, based on the return it earns, the risk it removes and the tenant need it meets.
• Review capital plans and project scope with property management, and track spend against the approved budget.
• Set leasing strategy for vacant and expiring space, including target tenants, rate ranges and concession approach.
• Work with lease administration on expiration and renewal strategy, so you see roll risk well before it arrives.
• Report on portfolio risk, opportunity and budget status to executives, and prepare approval packages for strategy, budget and significant capital decisions.
