Job summary

Irvine Company is seeking a seasoned Director of Construction Services to lead tenant improvements and capital upgrades within the Irvine Company Office Properties portfolio. You will oversee $30M–$50M in annual construction, directing teams through budgeting, bidding, and scheduling to meet financial and strategic objectives.

You will advise internal teams on costing, constructability, and buyout strategy while coordinating with leasing, operations and design review groups.

Qualifications

• Bachelor’s degree in Construction Management, Architecture, Civil Engineering or related degree.
• Ten to fifteen years of work experience in commercial office TI/construction and supervisory roles.
• Excellent people skills and ability to maintain internal and external relationships.
• Strong organizational, communication and interpersonal skills with tact and diplomacy.
• Decisive, problem-solving abilities; able to multitask and manage time effectively.
• Proficient knowledge of financial aspects related to TI/construction including budgets and pay apps.
• Proficient knowledge of commercial MEP engineering and construction document review.
• Working knowledge of MS Office, Google Office Suite, MS Project and Bluebeam.
• Experience dealing with AHJs, utilities, and other 3rd parties; valid CA driver’s license.

Responsibilities

• Oversee $30M to $50M of annual construction across Irvine Company Office Properties.
• Lead teams through full lifecycle of TI and reinvestment projects and manage schedules.
• Coordinate budgeting, estimating, value engineering, bidding, contracting and purchasing.
• Provide cost/constructability input to leasing, upper management and internal teams.
• Recruit, pre-qualify subcontractors and consultants; mentor department staff.
• Prepare ROMs, manage project closeout, and ensure as-built documentation.
• Review pricing, contracts, change orders and payments for projects assigned.
